Big thanks to my secret Hard Money Lender, "Bob" to explain why hard money lenders really don't like gap funders to file a 2nd position on a property.  Many of the guru's out there teach this as a "no money" strategy in real estate investing.  However, I've seen this work, and I can understand why it wouldn't.

We discussed alternatives to secure secure the gap funder's position in a property that doesn't include filing a lien on the property.
