Warren Buffet said a while ago that investing in single family homes was the smartest move to make for your investing dollar.  In fact he said he would buy about 200,000 of them.  Some 10 months later the hedge funds got their act together and they are buying up houses throughout the country, from the courthouse steps to the asset managers, at prices that don't make sense to individual investors.

What does that mean for us?  The little guy?  Well, it means there is a shift in the market and what you have done for the last 2-4 years isn't going to work they way it used to work and we must adapt our business model.

Teens in Real Estate - Could be a Win/Win for the Real Estate Investor

Great discussion on utilizing teens in your real estate investing business.  This started because the last field trip included 2 teens (their mom's brought them) and I was shocked at how they really got into this business.  This continued to how you can use your own kids, put them on the payroll and avoid some taxes by getting them to do some of the bird-dogging and bandit signs for you.

I totally love the creativity that comes from these meetings.

Scott Travis was my guest for this call - he had hoped to find a joint venture partner for his awesome deals in Chicago but it ended up being a great education for all of us on how he manages his contractors.

Having done around 20 deals in the last year or so, AND coming from a contracting background himself, he knows how to deal with contractors and how to translate to the contractors what is most important as an investor.

What a great informational call on how to start a networking group, how to effectively network and tips on what to do if you're new to networking.  Mark Pantak has grown numerous networking groups and can directly trace the money he has made in real estate investing due to those real estate investing groups.

This call is one of the best so far - I always recommend new investors to start networking for learning purposes, but once you are a regular and your name is known, these groups are a great resource for deals, funding and profit.

Another 100% AWESOME call with Heidi Linder from Gold Stream Investments - Utilizing gap funding is a method of financing where you have minimal dollars invested in a rehab deal.

Hard money lenders will finance a percentage of the full project, but Heidi will come in and finance the rest of the project.  In some cases you can utilize gap funding without ANY of your own money.  So if you still think you need your own money to do real estate investing, listen to this call and think again.

Florida tax lien certificate auctions are coming up in May - where you can earn up to 18% interest on helping out Florida's county governments.

Tax Lien Investing is a fairly safe way to invest in real estate, but there are some "gotchyas". Most of the time the Certificates are redeemed, but there are occasions where you could lend on a worthless or toxic parcel and lose your entire investment.

When I invested in tax liens I got all at 17%-18% interest rates, and all certificates were redeemed. On this call I talk about my experience, how I did it, how I used online tools to research and bid on the certificates. I also share a secret tip to get at LEAST a 5% return.
